ABOUT US
Tea Caddy Land & Development is owned and managed by two property development professionals from a Northamptonshire farming family.
Tom Harris is a Chartered Surveyor having worked for one of the largest property service companies and a National Housebuilder in London and the South East.
Andrew Harris is a Chartered Accountant and worked in the development teams of one of the world’s largest property and construction groups and a private equity backed developer.
The two directors have an established track record of land promotion and development in both the residential and commercial sectors.

OUR MODEL
Under our land promotion model, we will fund 100% of the planning costs and manage the process through to land sale on behalf of the landowner.
CASE STUDIES — USED WITH PERMISSION

LEICESTERSHIRE
Grange Farm
TCLD successfully promoted a c. 6 acre site in Leicestershire through the Blaby Distrcit Local Plan.
Planning permission was approved for 54 units and sold via competitive tender to a local house builder.

NORTHAMPTON
Northampton North
TCLD are promoting a site to the North of Northampton through the Borough Council of Wellingborough’s local plan process. Current proposals for the site are for c. 2m sq ft of commercial space.
HLM are working with regional enterprise partnerships in order to promote growth and job creation as well as helping to implement nationally significant infrastructure policy.

EVESHAM
Parks Farm
Parks Farm is located to the North of Evesham, Worcestershire and totals 57 acres of land under promotion.
The site is being promoted through the South Worcestershire Development Plan for c. 350 residential units and commercial land to the North.

NORTHAMPTONSHIRE
Overstone Green
TCLD advised a landowner in relation to an agreement with two national developers to act as development partners.
The proposals for the site are for 1,600 homes, 20 acres of commercial land and infrastructure improvements. A planning application was submitted by the development partners in 2018.

We are actively seeking development opportunities in the mid-box sector, in established employment centres or close to major infrastructure. We can acquire sites on both an unconditional and subject to planning basis.
